Designing the American Home for Market Value by Rhody, Bob [Paperback]

Description: There is Nothing More Comforting Than to Live in a Well-Designed Home. It may seem like a daunting task to remodel any part of your home, if you are not a contractor or experienced developer. In addition, how do you truly know what's good and bad design? Sifting through pages of Pinterest can only get you so far, and you may feel overwhelmed at making even the slightest decision, like what color sink fixtures should you have. Your goal after reading this book: understand how to properly design your home and avoid making decisions that could place it in the lower class. If you're ready to learn how to utilize every square foot of your house and prepare it to get the best return on your investment, read this book now! Bob Rhody has served as a project designer for many years, including an extensive amount of time in new developments seeing the good, the bad, and the ugly. And that is why this book was written. Chances are, you don't have the luxury of time before beginning your project. This is why I would encourage you to review every chapter and every word, then make notes-lots of notes. Even today, Bob spends most Sundays devoted to home tours where he visits everything from small, everyday homes, to large, expensive custom-built homes that are for sale. At these open houses, there is always a Realtor or agent greeting people near the entrance, welcoming the visitor. After touring the house and seeing what he considers poor design, the author usually will engage the agent, stating his professional opinion. In the process of opening the door to casual conversation, the agent will often open up and say, "Yes, this item has been mentioned by other potential buyers." There are two types of wrong design possible on the buyer's mind: ¿ The first is the obvious: Why do you have the dining room table with seating for twelve next to an island with seating for eight? ¿ The second is the design flaw where a buyer says, "I don't like this but I don't know why." This may be because all of the kitchen wall cabinets have glass doors, the island has no seating or there is no island at all. They may see the master bath with the washbasins so close together that there is little counter space, or the foot of the bed faces the entry door of the bedroom. Don't worry-every major item of good or bad design will be covered in this book, which many consider the "Bible" of how to remodel or build your house. What you absolutely don't want is design and amenities that will place your home in the lower class. We all have limited time on this planet so let's shoot for the stars and live life to its fullest.
