Description: SAVE $97+ AND BUY THE WHOLE SET This is a set of 6 different Southwest Style home plans created by the pioneering female architect Lillian Rice, back in the 1920s. All were designed as part of her extensive work at Rancho Santa Fe. The home plans can also be bought individually at my eBay store where you will find them listed in the Southwest Style section. Nelson Residence - 1926 As a work of art these prints are worth purchasing in their own right. For those of you interested in building a historically inspired house, these plans offer an excellent starting point. This design offers an expansive single story floor plan. A large Living Room with fireplace opens off one side of the entry and a Dining Room of the other. Three bedrooms and 1+ baths comprise the bedroom wing. Although ideal for a flat site, these plans would also work on a low sloping one. Excluding the separate office and bath at the back, the main house has outside dimensions of approximately 26' x 67'. A picturesque gate leads into a front courtyard. The front door, opposite the gate, is flanked by the Living Room and Dining Room on either side. A bedroom wing to the left offers many possibilities for adaptation. The Living Room, Breakfast Room, Study and a bedroom overlook the back garden. Although ideal for a flat site, these plans would also work on a low sloping one. The main house has outside dimensions of approximately 53' x57'. The room names on the plan drawing probably do not reflect the original room uses. The plan itself is easily adaptable to reconfiguration. For example it would be simple to reverse the library and bathroom, giving over the existing bathroom space to the rear “storage” room, making a large bedroom. The room marked “Office” could also serve as a bedroom. The house was designed as a part of a row. Consequently it has no windows on one side. This makes it very well suited for an urban lot. However, if built in a suburban or country setting it could well be opened up to that side as well. Although ideal for a flat site, these plans would also work on a low sloping one. Including porches, the main house has outside dimensions of approximately 36’x43’.Building name: Joers-Ketchum ResidenceDesigner/Architect: Lillian Jenette RiceDate of construction: 1927Location: Rancho Santa Fe, New MexicoStyle: Southwest Style HomeNumber of sheets: 2 sheets measuring 24" x 36" Sheet List First Floor & Site Plan, 1/4"=1'-0"Elevation, Section, Details, various scales Moore Residence - 1926This design offers a rambling and adaptable single story floor plan. The house itself is a spacious, 2 bedroom, 2 bath design, with a casual and comfortable flow of space from several of the rooms into the garden. The house was designed as a part of a row. Consequently it has no windows on the sides. This makes it very well suited for an urban lot. However, if built in a suburban or country setting it could well be opened up to the sides. Although ideal for a flat site, these plans would also work on a low sloping one. Including porches, the main house has outside dimensions of approximately 37’x53’. The original drawings were beautifully delineated in 1991, by the Historic American Building Survey. This eBay listing includes architectural prints ONLY. Any photos shown in the description are for information only and are NOT included in your purchase. For information about the photos please send me a message through eBay. Thanks. SHIPPING: Your drawings are shipped to you, by US Postal Service, rolled, not folded, in a Priority Mail tube. IF YOU ARE PLANNING TO BUILD: These plans are NOT complete architectural drawings as might be required by your local permitting agency and do not contain all the structural, waterproofing and other details and information necessary for construction. But your local builder or architect should be able to adapt these drawings and add to them as necessary. What they do provide is accurate design information about a REAL Southwest Style home, not a pseudo-Southwest Style tract house as you will find in the house plan magazines on your supermarket shelf.
