Description: A large (measuring 24 x 17 inches) land deed selling a plot of land – this is actually two deeds, the obverse one dated January 13, 1840 transferring land from James McCloskey & Mary McCloskey to William Graham. The deed lists McCloskey's occupation as a "curb stone setter" and Graham's as a "Gardener." This deed is on vellum and is in exceptional condition. I cannot find a single thing bad to say about it. It is in perfect condition. Absolutely perfect. Content on the obverse describing the property: “Made the thirteenth day of January in the year of our lord One Thousand and eight hundred and forth (1840) between James McCloskey, of the City of Philadelphia, curb stone setter, and Mary McCloskey, his wife of the one part and William Graham, of the County of Philadelphia, gardener, of the other part WITNESSETH that the said James McCloskey and Mary his wife, for and in consideration of the sum of Two Thousand Three Hundred and Thirty Dollars lawful money of the United States of America paid unto them by the said William Graham at the time of the Execution here of, the receipt where of is here by acknowledged…Lot or Piece of Ground Marked ‘No. 57’ in the Plan ‘No. 3’ annexed to the Sheriff’s Return and Division of the Estate of Christian Lybrand Deceased, situate on the West Side of Madison Street at the distance of One Hundred and ninety eight-fee four inches southward from the South Side of Vine Street in the City of Philadelphia, contains in the Front or Breath on the said Madison Street Fifteen Feet Four inches and extending…from Sheaff’s Alley…and communicating with Twelfth Street….Being the same premises which Israel Sprowls and wife, by Deed Poll bearing date the twenty first day of May Anno Dominium 1833 Endorsed on the original Ground Rent Deed and therewith recorded in Deed Book A.M. No 65 pages 31 and 35 etc….Under and Subject to a Yearly rent charge of Sum of Forty Dollars and twenty five cent lawful money payable half-yearly to William Weymen…for the Brick Messinage or Tenement and Lot or Piece of Ground described above…” Much More text. At the bottom of the obverse in the lower left, two witnesses, John Thompson and James Ash with a clorless and embossed seal. At the bottom of the obverse to the left of the center a notice of the written indenture signed by James McCloskey and witnessed ty John Thompson and James Ash. At the bottom of the obverse to the right of the center a clerk’s recording oath signed by John Thompson with a paper seal affixed with wax. At the bottom of the obverse in the right, James McCloskey and Mary McCloskey have signed and there is a paper seal affixed with wax next to each signature. On the reverse, an agreement dated July 8, 1843 begins and appears to be the purchaser (Graham) on the first page selling his interest in the property for $670.83 and extinguishing the ground rent and Graham appears to have retained a life estate: “Know All Men by these presents that George R. Smith of the City of Philadelphia, gentleman, for and in consideration of the sum of Six hundred and Seventy Dollars and eighty-three cents lawful money of the United States paid unto him by the within named William Graham at the time of the Execution hereof..” George Smith has signed at the far left and his signature is next to a blue paper seal affixed by Wax. Underneath the document’s text, Jul Cook has signed as “Admin” and his signature is guaranteed by a blue paper seal affixed by wax. Underneath the agreement, Jerald Boushall and Jul Cook have witnessed the delivery. George Smith has signed at the bottom left witnessed by Jerald Boushall and Jul Cook. In the bottom Right hand corner on the reverse, a colorless embossed City of Philadelphia Seal shows that it (the 1843 reverse agreement) was recorded with the clerk’s signature. In the far bottom Right hand corner on the reverse, a yellow paper embossed City of Philadelphia Seal shows that it (the 1840 reverse agreement) was recorded with the clerk’s signature.
